BUT… Areas of potential noncompliance / historical work that wasn’t signed off etc is holding up the process finance & insurance is required…

We will undertake a visual Safe and Sanitary inspection (aka) Third Party Inspection on the unauthorized works and compile a comprehensive written report complete with digital photographs that can be emailed to you .

If the area is in a safe and sanitary condition then the client can lodge the report produced with local council, if the area is not found to be in a safe and sanitary condition then recommendations will be provided on the best way forward and how to bring the area to a compliant standard.

Council will inspect the Safe and Sanitary Report once lodged by client and, if accepted, the report will be held on the property’s file. A letter acknowledging acceptance of the report will be issued; this will show up on a LIM amongst the building consents and permits.  We recommend checking with local council in regards to their current fees for lodgement process, see more info here.

WHAT IS A SAFE AND SANITARY REPORT…

Sometimes homes have had works carried out in the past that may have required a building permit but you don’t know when the works were done or have any record of these works – only finding out about this potential headache when you go to sell or purchase the home!  A Safe and Sanitary inspection and report can easily sort this for you providing a detailed report of the works carried out and whether it meets the Safe and Sanitary standard to satisfy lenders and insurers.

If you are wanting to lodge this report with Council the building works inspected would have needed to be carried out before 1 July 1992.  Our report verifies the condition of a building or building works carried out before 1 July 1992. The work may have been done with or without a building permit – at that time, there was no building consent process as we know it today.
